Buying in London:
No obligation meeting.

One of the Estate Acre London property finder team will arrange to meet with you personally where possible, or if this is not possible due to some clients being based internationally, will organise a conference call or video call. This meeting allows a property search consultant to discuss your requirements and provide advice on buying your ideal London property. He or she will answer any questions you may have about the market, property availability and specific areas whilst providing detailed information regarding how the London property finder’s service works. The same property finder will work on your behalf throughout your entire property search with the added support and experience provided by the rest of the London team.

Comprehensive search brief.

Each client has unique and specific property requirements. All details are documented before the property search begins, from lifestyle and location requirements to preferences for architectural style and internal configuration. Having a documented comprehensive search brief ensures that Estate Acre understands your requirements fully and is focused in the property search.

Area familiarisation / Orientation tours.

Estate Acre offers area familiarisation tours before the search commences to provide insight into specific areas of London. These demonstrate what each area offers in terms of architecture, local services, leisure facilities, schools and transport connections. Tours usually involve one to two days of exploring the selected areas, and are also available as additional no-obligation service to non retained clients.

Exclusive property search.

Estate Acre has longstanding relationships with London estate agents, developers and private owners who provide exclusive property search information in exchange for the efficiency and commitment we bring to a sale. This means our search includes property that is quietly marketed, and those not marketed at all. Our consultants are quick to act, previewing matching properties and compiling a shortlist for viewings.

Convenient viewings.

Once appointed the search starts without delay. It takes approximately 10 days of research and preview before the first viewing. Viewings are booked at times that are convenient for you and can be chauffeur driven if you require. Your consultant will accompany you to offer expert opinion on each property, before, during and after the viewing.

Negotiation.

n advance of negotiation consultants conduct thorough due diligence on a property as well as gathering comparable data to analyse its value. Your consultant will discuss Estate Acre’s opinion with you and agree the most appropriate tactics for negotiation. When negotiating for a popular property, Estate Acre’s reputation and relationships can prove critical in tipping the balance in your favour.

Property reports.

You will receive regular updates to review the work undertaken by Estate Acre on your behalf, from search activity to changes in the brief. On securing an offer on a property, your consultant will produce a detailed property report that includes comparable sales figures, London property market data and location information.

Conveyancing.

Once a transaction is agreed, your Estate Acre consultant will oversee the entire conveyancing process on your behalf. They will remain in regular communication, and assist in progressing matters towards a target date for exchange of contracts and legal completion.

Completion.

There is often a period of time between exchanging contracts and completing on a purchase where assistance is still required. Having worked with many removal, insurance and property maintenance companies Estate Acre can offer trusted referrals of contractors who can take care of any loose ends before or after you move in. We will always aim to be there for you on your day of completion providing a full service from start to finish.
